You've just moved into your new home and its all been a rush, you are excited with being somewhere new and different. You may not see any issues at first until you settle in and start living there. Homes are built to many different regulations and tolerances, which the average person has no clue of. Snags can be something as simple as an uneven floor, a wonky light switch or a bit of painting that has been missed, right down to more serious issues like doors not fitting and closing, window vents missing or the hot and cold supply from a basin back to front.
The vast majority of builders and developers will have had to get the property checked and inspected by the NHBC, Premier, Build Zone or similar to obtain a final certificate. They will also carry out some form of quality checks, some more detailed than others. The larger companies will employ a Customer Care Manager who may do their own inspection prior to handover and liaise with the customer through the sale process. On volume builds and larger sites, quite often a lot of the inspections are overlooked. You will have all heard the horror stories of customers moving into incomplete properties and brushing up against wet paint on walls.
The easiest time to carry out a snag list or defects list is a few weeks before occupation. This gives the developer sufficient time to carry out works that may need doing before you move in. It is a lot easier for the faults to be put right without inconveniencing you the customer, booking in times for visits or restricting access to areas in the property. Some builders will still be working on finishing your new property and many items may be picked up, so its important to be sure that the builder has finished before snagging is done. You could then move into a totally finished property safe in the knowledge you are covered. Many companies allow you to move in and settle, then a couple of weeks later ask you for your lists. During this busy period of change you may not have time to do this, and that's where we come in.
Yes and No. They have a 2 year defects period within which they are legally obliged to put any legitimate faults right. If they haven't built to the right standards or to the warrantee levels required, they must put things right. No new place is going to be completely flawless or defect free, people are human after all. If there are issues raised and when looked into the builder has installed an item correctly, it then falls back to the manufacturer. The vast majority of builders and developers are looking for repeat business and want to look after their customers. They will put right whatever is on your list to keep you happy. I know of some companies who will go back 20 years to a property to put something right. On large housing estates the same mistake is often repeated on multiple properties. If the builder is refusing to fix any issues, then it's time to contact the NHQB to mediate.
