Internally
During a snag we look for items out of place, poor finishing standards and missing items which should have been fitted
Do the electrics work as they should?
Does the water flow away? Do the basins and bath hold water (wastes adjusted)? How is the flow rate?
Do doors shut and latch correctly? Are the doors fire doors onto an escape hallway? Does the self closer work properly?
Is everything sealed to prevent water ingress?
Are the walls plumb and the reveals square? Margins around windows and doors even?
Are there any holes through walls that shouldn't be there or not been sealed?
Creaking floors and stairs?
Is the tiling to a good standard? No sharp edges, discoloured or missing grout
Do the windows open easily? Do they have restrictors? Are the locks working? Toughened glass on low level windows?
Has the painting been finished to a good standard? Tops of architrave not painted, inside cupboards, behind radiators etc
Has the loft space been insulated correctly? Fire socks fitted to party walls? Extract ducting connected to roof vents?
Do the kitchen appliances work? Are the wastes connected and leak free? Extract ducting connected? Units fitted correctly
Is the floor level?
Externally
Does the roof structure have any cracked tiles or slates?
Is the guttering level and securely fixed?
Correctly installed flashings around chimneys and adjacent property
Level access threashold to main entrance door
Are all the windows and doors sealed correctly to prevent water ingress?
Weep holes and cavity trays fitted where they should be?
DPC's in the correct locations?
Patios and pathways laid to correct falls to prevent water ponding and free from trip hazards
Air bricks clear from obstruction?
Has the structure been cleaned, evidence of mortar residue or other finishes poorly left.
Are the facias and soffits fitted well? Check ventilation to roof at eaves?
Check condition of external walls and fencing, any rear access gates etc
Check of garages, structure and finish, wall plate straps at correct centres, electric openers etc
Inspect driveways and paths for poor finish, missing items
Check any external meters and boxes to see if they are all sealed and free from damage
